Description: The HVAC Maintenance Technician is responsible for maintenance, repair, fabrication and/or installation of heating, ventilation and air conditioning equipment for all King University properties.
In addition the HVAC Maintenance Technician will work closely with the Electrical Maintenance Technician in the maintenance, repair, fabrication and/or installation of heating, ventilation and air conditioning equipment for all King University properties.
Minimum Qualifications: • Experience: Minimum of 5 years experience in facilities operations and/or building trades; Journeyman status highly desired.
• Education: A high school degree is required; Experience or licenses may substitute for schooling.
A License for Universal (Type 1 and 2 are acceptable) is required and automotive endorsement is preferred; • Communication Skills: Good written and verbal communication skills.
• Leadership Skills: Have an aptitude to do all aspects of maintenance such as carpentry, wiring, plumbing and equipment maintenance and /or an aptitude to learn in areas not experienced.
• Computer Skills: Ability to learn Microsoft Office is required.
• Level of Independence: High level of ability to work independently and be able to properly prioritize the work to be done.
• Schedule Flexibility: Must be willing to work a flexible schedule, including but not limited to working on weekends as required (although this is the exception) and/or responding to emergency on-call situations on a cyclical basis.
• Physical Exertion Requirements: Heavy work as defined by the Bureau of Labor Statistics.
• Driving History: Must qualify to drive a University owned vehicle.
• Procedures Commitment: The candidate must adhere to any and all King University policies as detailed for all employees in the Employee Handbook or specifically per any department, such as Admissions, Business Office, Financial Aid, etc.

Responsibilities: • Check equipment to ensure proper working order; repairs malfunctions as needed, including fans oils valves controls circulating pumps, compressors and all related equipment troubleshooting electrical failures; lubricating, parts and filter changes • Work with the Electrical Maintenance Technician in managing the utility consumption: o Monitor its capabilities and make adjustments accordingly o Review monthly reports of utility consumption for deviations inconsistent with current knowledge of all systems o Take corrective action to minimize utility consumption • Ensure boilers and water heaters are maintained and in working order at all times • Set up Preventive Maintenance Program for all HVAC equipment • Be fully aware of any applicable laws regarding the work assigned.
Proactively seek safety and protective gear for all work with motorized hand tools.
This includes but is not limited to safety glasses, earplugs, work gloves, etc.
• Design electrical circuits and/or circuitry as required for new equipment and renovation or capital projects • Supervise, inspect and approve all service vendors work related to HVAC projects to confirm work done to pertinent code and regulations • Maintain current knowledge of HVAC codes and regulations as well as maintains familiarity of local, state and national electrical codes • Ensure the safety of campus personnel by providing and role-modeling proper use of safety rules and regulations • Maintain inventory of supplies, parts and tools • Manage the ongoing work orders assigned o Plan materials and tools requirements, scheduling and detailed completion of all projects o Complete reports for each job assignment, detailing time and materials used for each completed task o Purchase materials and tools as required for fulfillment of duties per King University Purchasing Procedures.
• Initiates requests for repairs as discovered • Assist all other personnel as needed for grounds care, snow removal, plumbing, electrical, mechanical maintenance, housekeeping and anything else assigned
