JOB TITLE: Maintenance Foreman
SUMMARY: Supervises and directs the activities of assigned maintenance workers as necessary to complete maintenance projects and renovations of assigned facilities.
Will be required to run all special projects as assigned by the Divisional Director to include directing day labors and supervision of contractors to maintain scope compliance.
Performance of routine maintenance duties to include carpentry, drywall installation, basic electrical, plumbing, painting, upkeep of grounds, HVAC filter changes, floor repairs, and moving of equipment and furniture.
EDUCATION AND EXPERIENCE: Education: High School Diploma/GED required.
Licensure: N/A Certification: N/A Experience: Experience in maintenance preferred.
Knowledge/Skills: Knowledgeable of general maintenance procedures.
Ability to follow written and verbal directions.
Verbal/written communication skills.
EQUIPMENT: SUPERVISORY RESPONSIBLILITIES: Selects, trains, disciplines and evaluates performance of employees.

Maintains a safe work environment by identifying and correcting potentially unsafe conditions and work practices.

MAJOR DUTIES AND RESPONSIBILITIES: Perform supervisory duties as follows (approximately 25% of time per week): Provides on-site administrative direction in maintenance projects and renovations.
Alerts Division Director to areas of concern, including urgent, “hot spots”; and examples of outstanding performance.
Facilitates the flow of information among team leaders and Division Director.
Monitors and/or maintains the following.
Maintenance requests and records.
Maintenance plans and renovations.
Work priorities.
Maintenance needs of assigned facilities.
Facility fire plans.
1.
Perform routine duties as assigned including: carpentry, dry wall, elementary electrical, plumbing, painting, ground work, emergency janitorial clean-up, HVAC filter changes,floor repairs, and moving of equipment and furniture.
95 of work performed will meet normal construction standards upon inspection and will not require rework.
- planned, approved renovations and program moves will be completed as scheduled 95% of the time.

Maintain facilities assigned to the position in good order.
- Inspects each facility cleaned by FH housekeeping employees and/or contractors and submits inspection checklist to supervisory on a quarterly basis.
3.
Serve on-call during evenings and weekends as assigned.
4.
Able to evaluated/assess, recommend changes and communicate/train as needed as it related to system facilities and grounds.
5.
Works well and communicates effectively with internal and external vendors.
6.
Complete assignments and related paperwork in a timely manner.
- Reviews and approves time sheets and mileage reports of assigned employees and submits to OPMD Director by due dates 95% of time.
7.
Abide by Purchasing Department requirements when purchasing materials.
8.
Take initiative to make routine repairs as needed without waiting for a written request to be filled out and approved.
9.
Treat patients, clients, visitors and staff in a courteous and respectful manner at all times.
10.
Participates in estimating costs of projects and soliciting bids as assigned.
11.
Performs 504 Inspections as assigned.
12.
Performs inspections to assure facilities are in compliance with all contract, accreditation, and licensure standards.
Assists in the completion of corrective action plans as assigned.
13.
Attend and participate in regularly scheduled staff meetings and inservices and individual program planning staffings as needed.
14.
